As mentioned in last month’s newsletter, the early reports predicted near-historic population numbers for doves. Based on every conversation I’ve had with people who have had a chance to get into the field, it’s been easy limits thus far. Hopefully, that keeps pace as the season progresses!

Unfortunately, the real estate market has not been as hot as the reports coming from the dove fields. We continue to bring great ranches to market (6 since our last newsletter), but the buyers have not been as motivated as the sellers.

While the FED dropped rates by a quarter of a percentage point, I am of the opinion that this will do little to no good to motivate the ranch buyers we transact with. Interest rates undoubtedly matter; however, the segment of our market is still heavily traded in cash, and cash buyers are driven more by certainty and faith in the market/economy than small interest rate adjustments. That is why, for sellers, we continue to preach patience and pricing!

As we enter Q4, it will be interesting to see how 2025 ends and the indicators that will reveal themselves as we start to forecast the year to come. There are still great opportunities on the market today for the willing buyer, and one thing that we can always hang our hat on is that rural land in Texas is a sound investment. With the kids back in school, football season having kicked off, and the opening of dove season across the state, it’s hard to ignore the changing of the season. While the temperatures might not reflect it yet, fall is on the horizon.

Speaking of dove season, early reports are predicting near-historic population numbers. You can read more about this below in our industry related reading section, and I hope this motivates you to get into the field with friends and family!

On the real estate front, generally speaking, the summer months tend to be some of the slowest of the year. Whether it’s summer travel or the extreme heat, it seems that the showings slow down from June to August.

With those months behind us and as we head into the latter part of Q3, I would say the market feels as “soft” as it has in quite some time. While there are rumblings of a rate cut in the near future, I am of the opinion that if that happens, it won’t be enough to jump-start the market in any major way.

Having said that, our August numbers at Capital Ranch Sales remained steady, with 2 closing, 1 new offering, and 5 ranches put under contract. We all know that the real estate market is cyclical, but my experience has been that when it flips, it happens rather quickly. I am optimistic that it will be the case again, and we’ll always be here to answer any of your buying or selling questions that you have along the way!

Strong Populations and Prime Conditions Set Stage for Promising Dove Season

Spring population surveys conducted by Texas Parks and Wildlife Department (TPWD) staff found mourning dove numbers continue to trend near historic highs. Combined with strong habitat conditions across much of the state, hunters should expect solid opportunities when the 2025 dove season opens Sept. 1.

Estimates place the statewide mourning dove population at 35.9 million birds, a 5 percent increase from 2024 and 28 percent above the long-term average. White-winged dove numbers dipped slightly from last year’s record but remain strong at an estimated 11.7 million, the third highest estimate on record.

A NOTE FROM YOUR LAND BROKER, CHARLES

Summer is here, and as I write this, the majority of Hill Country, Central, and South Texas have all received some much-needed rain, which was right on time, as triple-digit days have already made their way into the forecast.

As I mentioned last month, we will begin unpacking the main takeaways from the “34th Outlook for Texas Land Markets” conference in San Antonio, and how they translate for buyers and sellers alike.

Of the 5 talking points laid out in last month’s newsletter, I would like to begin with…

  • The economy is slowing. There is considerable uncertainty in all markets right now.
    • There’s no evidence of a recession.
    • We have not “won the war on inflation.”  
    • There are no clear signs indicating which direction interest rates will take.
    • The stock market is volatile.
    • The long-term effects of tariffs are unknown.
In my experience, nothing seems to affect the activity of the ranch real estate markets more than uncertainty around the economy. Uncertainty causes buyers to pause and “sit on their” hands until clarity is garnered and confidence is restored. Which is ultimately what it takes to get buyers off high center and willing to spend their money.

While it’s difficult to discern between market sentiment and market fundamentals at times, I believe that if there is any chatter in the public eye about a down economy, that’s typically all it takes for buyers to sit on the sidelines.

Now, the bulleted items above were taken in April, on the heels of the tariffs being rolled out and the market responding in a negative way. Since then, the market has stabilized, and there has been some de-escalation on the tariff front.

Navigating the ever-changing economy is challenging, but we’ve seen tangible evidence from our positions on the brokerage side that the market remains active. In May, our firm closed 9 ranches, put 4 under contract, and listed 6 new ranches. Looking back at the 2 months prior, our numbers were not nearly this strong. Thus, time will tell if we are seeing some confidence restored.

The frigid temperatures are behind us, and sunnier days are ahead!

The nice weather tends to spur buyers into a more active state as we barrel toward spring. While prices on rural land continue to stabilize, inventory on good ranches remains at a minimum and thus puts sellers in a favorable position. I am of the opinion that it will take an influx of inventory coupled with prices continuing to stabilize before we see a more active market for both buyers and sellers. 

As for Capital Ranch Sales, we’ve maintained our 2024 momentum. We closed 5 ranches in February, put an additional 6 under contract, and brought 3 new ranches to the market for sellers.

2025 Federal Estate and Gift Tax Limits

Recently, the Internal Revenue Service (“IRS”) announced the 2025 estate and gift tax exemption amounts.  Generally speaking, these amounts change slightly each year, and are an important consideration in a person’s estate planning process.

As we have discussed numerous times on this blog and our Ag Law in the Field Podcast, Congress sets an amount of assets that a person is allowed to give during their lifetime or at death without incurring estate or gift tax liability. This is known as the lifetime exemption.  The IRS adjusts the amount each year for inflation. Persons whose estate value is over the lifetime exemption will incur federal estate tax liability of 40% on the overage.

Snow?? Yep!

While the snow was quite a surprise, we’ve been experiencing wet and cold weather for the past several weeks. When I reviewed my January newsletter, I realized that I’d mentioned how warm it had been for the winter season, and it’s been quite the opposite since. However, the rain is certainly welcome, and I hope there is more to come. 

Two weeks ago, the team at Capital Ranch Sales celebrated the firm’s success in 2024 at our annual awards ceremony, where we enjoyed a great dinner and fellowship, handed out awards, and partook in a bit of forecasting for the year to come. 

On the topic of this next year, I think it’s important to recap what we saw in 2024 in the rural lands market. If you read this newsletter each month, it will come as no surprise to you that the overarching tune on the market as a whole was that transaction volume was significantly down, and price per acre showed a flattening trend as the year progressed. 

While the rural land market is dynamic and ever-changing, it never hurts to take a stab at where we might be headed in 2025. Generally speaking, I am very optimistic about the future. Prices have seemingly plateaued, and coupled with the expected increase in inventories, buyers will likely be more active than they were in 2024. If that happens, we will see an increase in sales volume and a more lively market than most experienced last year.

Deer season opens across the state in the morning! For most of our readers, this is welcomed news, and the extended forecast is calling for a drop in temperatures, which only adds to the excitement. As I like to say at the opening of every hunting season, I hope you find the time to get out and enjoy God’s creation with friends and family alike. There’s nothing like it!

In August, the USDA released its annual Land Values Summary for 2024. This report looks at the average value for agricultural real estate across the country, but for the purpose of this email, I would like to highlight how Texas performed.

The Farmland real estate average value is $2,800/acre, a 7.3% increase from 2023.

The Cropland average value is $2,570/acre, up 3.2% from a year ago. This includes an irrigated average of $3,150 and a non-irrigated average of $2,500.

The Pastureland average value is $2,200/acre, up by 6.3%.

While the increase in average value overall is no surprise to someone who monitors this data closely, it does serve as a great reminder that Texas real estate is still a sound investment. It’s tangible and provides an opportunity to create lasting memories for you and your loved ones. There are certainly ebbs and flows in the market, but it’s been proven with historical data time and time again that land is a great asset to own.

We’re a couple of weeks into archery whitetail season, and I’ve received a number of great photos of deer harvested from around the state. With cooler temperatures looming and the fairly wet spring and summer much of the state experienced, I suspect the hunting will only improve and hope that you can find time to get out to the field and be a part of the action.

September was a great month for the team at Capital Ranch Sales, and it proved to be our second most productive month of the year. With 6 ranches closing across just as many counties and multiple new listings that we were fortunate enough to bring to market, the farm and ranch real estate market has remained steady.

Last month we dove into the impact for sellers in relation to the prediction by industry experts that “Sales volumes are at, or close to, near-term lows. We’re expecting increases in Q3 or Q4 of 2024.” This month, let’s explore what this means for buyers if this prediction comes to fruition.

If there’s an increase in sales volume looming, it would mean that, above all else, buyers in the market will have more competition to deal with. This is never the ideal place for a buyer to be positioned, as historically speaking, this puts the leverage back on the seller’s side.

In my opinion, the first shoe that had to drop for more buyers to enter the market was an interest rate cut. Since the last time we spoke, the feds have cut interest rates by half a basis point. While rates are still elevated compared to the all time lows we are coming off of, this should motivate some buyers to enter the market and start the land buying process.

I believe that until the dust settles on the election results, some buyers will stay on the sidelines. But remember that if you sit on the sidelines too long, you could miss out on an opportunity. If a land purchase is in the short-term plans for you, I would suggest you contact our team and let us help you start a game plan. As a buyer, the last place you want to be purchasing in is a seller’s market and, therefore, time may be of the essence.

White-tailed Deer Population Looks Strong Ahead of Archery-Only Season

Good news for hunters! Texas Parks and Wildlife Department (TPWD) biologists anticipate an exceptional white-tailed deer season this fall. The 2024-25 archery-only season kicks off Sept. 28 and hunters should expect to have good harvest numbers and opportunities for quality bucks.

“Given that over half the state experienced excellent habitat conditions this spring, it will be another great season to pull the bow out and spend time hunting,” said Blaise Korzekwa, TPWD White-tailed Deer Program Leader. “Whether you’re looking to fill the freezer with venison or harvest the trophy of a lifetime, it will be time well spent in the field this year.”

Much of the state received drought-quenching rain in the spring, which allowed for excellent habitat growth during the initial part of the growing season. Even those regions that missed out on spring rainfall will still have a good number of mature bucks this season.

September is always met with excitement in our line of workit’s the month that kicks off hunting season across the state with the opening of dove season! Early reports are promising, and I hope you find the time to get out to the dove fields and enjoy time well spent with friends and family.

We’ve remained busy on the real estate front with the closing of 3 listings in August and we’ve brought 3 new great listings to market across 3 different state ecoregions. It will be interesting to see if the market remains active as we barrel towards Election Day or if buyers and sellers will sit on the sidelines in the coming months to see how the dominos fall.

As last month’s newsletter mentioned, over the next two months, we will unpack the effects of the industry experts’ prediction that “Sales volumes are at, or close to, near-term lows. We’re expecting increases in Q3 or Q4 of 2024.”

Let’s start with what that means for sellers. Based on what I’ve seen, I would agree that sales volume has reached near-term lows. I believe this is a product of low listing inventory above all else. Fewer listings mean fewer sales. It’s proven true that good ranches priced well are still trading. However, quality ranches priced at market value have been hard to find. So, if the experts are correct that an increase in sales volume is coming, sellers must be ready for this change and well-positioned to capitalize on increased activity.

If sales volume increases, it will result from increased buyer activity. More buyers in the market are good for sellers, but historically, we’ve seen more ranches hit the market during upswings in buyer activity to capitalize on a more active market. If that holds true, the result for sellers is that there will be more competition in the form of active inventory. An increase in inventory decreases the seller’s leverage. It really shines a spotlight on the fact that your ranch needs to be priced and marketed well to capitalize on this favorable market shift.
